Nansha Intelligent Manufacturing Production Base Phase II

Nansha Intelligent Manufacturing Production Base Phase II is located in the Qingsheng Plate of Nansha Pioneer Zone in Guangzhou City, just a street away from the Guangzhou Campus of the Hong Kong University of Science and Technology. In order to support the country in achieving the 30|60 dual-carbon strategic goal, we are committed to creating the project an industry-university-research innovation park that is green, low-carbon, open for sharing, intelligent and efficient, and innovation-driven based on sustainable development design concepts. We have selected D6# as a pilot zero-carbon building, designed and constructed according to the latest national zero-carbon and zero-energy standards, and successfully passed the zero-carbon and zero-energy building standards issued by the China Building Energy Conservation Association (CBECA) in December 2024, which is the first zero-carbon industrial park building in Guangzhou, and the first to obtain the “double-zero” certification in South China, marking that Yuexiu Property has taken the lead in promoting the development of zero-carbon and zero-energy buildings, and has stepped up to a new level in green construction.

Taking the Nansha Intelligent Manufacturing Production Base Phase II as an opportunity,Yuexiu Property was invited as a participant in the national standards “Low-Carbon Office Building Technical Regulations” and “Zero-Carbon Office Building Evaluation Standards” initiated by the China Building Energy Conservation Association, to actively contribute to providing a model for real estate energy conservation and carbon reduction.

Project Certification

Under the guidance of the Technical Standard for Near-Zero Energy Buildings (GB/T51350-2019), Nansha Intelligent Manufacturing Production Base Phase II, as a leading industrial park project in China, has obtained the Zero-Carbon Building Design Certification and Zero-Energy Building Design Certification, and is also the first project of Yuexiu Property that has obtained the “Double-Zero” certification.

Nansha Intelligent Manufacturing Production Base Phase II takes sustainable development as its goal and follows the design principles of green energy saving, low-carbon environmental protection, and human-centric. Based on local climate characteristics, it follows the spatial layout of “one corridor, two districts and three nodes”, and reduces building energy consumption in all aspects through the implementation of active and passive energy-saving technologies, utilization of renewable energy sources, and the application of new product technologies, and further enhances energy efficiency, making the project a low-carbon benchmark that takes into account green ecology and technological innovation, promote the green development of the neighboring schools and enterprises as well as the whole industrial area, showcasing the State-owned Enterprises responsibility of Yuexiu Property, and its role as an industry leader.

Sustainable Planning and Design

Creating a Green and Healthy Campus

Pleasant for Living and Working: Respecting the surrounding ecological environment, we have planned open spaces such as vibrant plazas, commercial and leisure streets, and garden-style office clusters s in conjunction with the university's view corridor, bringing healthy and energetic activity venues to our customers and the neighborhood community.

Pedestrian-friendly: Create a comfortable and convenient walking experience by installing a ground-floor covered corridor and a second-floor walkway system connecting various buildings. This design facilitates interconnection between the campus, the MTR station and the HKUST campus.

Biodiversity: A central ecological green axis of more than 300 meters is created through greening, water systems and walkways, combined with a rich variety of native vegetation species to improve the park's microclimate and protect biodiversity.

Green Collaboration: All building roofs are designed with conditions for green planting, and we will collaborate with tenants to create rooftop gardens, fostering a green and natural high-quality office environment.

Passive Energy Efficiency Technologies

Achieving Natural Green Building

Improvement in glass shading coefficient: The curtain wall adopts double-silver Low-E hollow argon gas tempered glass, which enhances the thermal insulation performance of the building and effectively reduces the heat loss of indoor cooling and heat during the summer and winter seasons.

Shape self-shading technology application: According to the sunshine simulation angle, the curtain wall is set up with 800mm wide horizontal external sun-shading louvers to reduce the heat load from sunlight and ensure indoor thermal comfort.

Natural ventilation and daylighting design: The curtain wall is equipped with openable windows, hence, during the transitional seasons, air conditioning can be substituted with natural ventilation, thus reducing power consumption and carbon emissions.

Active Energy Saving Technology

Realizing Dual Control of System Energy and Carbon Emissions

Energy Efficiency Improvement of Air-Conditioning Equipment: The indoor application of a high-comfort, energy-efficient multi-connected air conditioning system, which is 20% more energy-efficient than that used in conventional projects, significantly saves electricity, and creates a pleasant office environment for clients.

Utilization of heat recovery technology for fresh air:Full heat recovery fresh air units are used to recover and reuse the cold and heat discharged, achieving a recovery efficiency rate of not less than 70%, reducing the energy consumption of fresh air.

High-efficiency energy-saving lighting design: With the adoption of an intelligent lighting control system, the lighting can be adjusted according to different areas and usage scenarios, reducing the lighting power density by 30%~50%, promoting intelligent energy use, and creating a comfortable and healthy indoor lighting environment.

Intelligent monitoring of air quality: With the real-time monitoring of indoor temperature, humidity, PM2.5, carbon dioxide and other environmental indicators via the air quality monitoring system, air conditioners are operated in an energy-efficient manner.

Achieving Energy Recycling

Solar photovoltaic power generation:Horizontal external sunshade photovoltaic aluminum panels are installed on the curtain wall, and the roof is equipped with a 176kW photovoltaic power generation system, an annual electricity supply of up to 190,000kWh can be achieved, meeting the self-consumption electricity needs of D6#.

Sponge storage rainwater reuse: According to the sponge city requirements, a rainwater collection system with a storage capacity of 930 cubic meters has been designed. The rainwater will be used for watering the park, ensuring an annual runoff control rate of 86%.

Product New Technology Utilization

Achieving Carbon Reduction in the Construction Process

BIM technology empowerment: Optimize underground garage pipeline arrangement through BIM analysis, reducing material waste and enhancing the net height of the space, and providing a good experience for customers.

Assembly Structure Utilization: The project building uses UHPC cavity prefabricated columns as vertical structures, achieving a prefabrication rate of up to 36%. This system is safe and convenient, significantly enhancing on-site construction efficiency.

Energy management platform assistance: Based on the digital, energy-saving and visualized intelligent energy management platform, it provides comprehensive display and control of energy efficiency in the construction process and provides technical support for green construction.
