Yuexiu iPARK Guangdong-Hong Kong Cloud Valley D6# received the Zero-Carbon Building Design Certification issued by the China Building Energy Conservation Association on December 30, 2024, and the Zero-Energy Building Design Certification on December 9, 2024, making the project the first zero-carbon industrial park building in Guangzhou and the first in South China to obtain the Zero-Carbon and Zero-Energy Double-Zero Certification. This reflects Yuexiu Property's responsibility and commitment as a state-owned enterprise to respond positively to the national “double-carbon” strategic goal and to unswervingly follow the path of green and low-carbon development.

Yuexiu iPARK Guangdong-Hong Kong Cloud Valley Project is located in Qingsheng Plate of Nansha Pioneer Zone in Guangzhou, one street away from the Guangzhou campus of Hong Kong University of Science and Technology (HKUST). It has a total gross floor area of approximately 126,000 square meters, consisting of four types of products: corporate buildings, R&D offices, R&D incubation centers, and ancillary commercial facilities. The construction of a national-level incubator has been proposed to serve as a carrier for HKUST's science and technology projects. Also, a scientific research and innovation center based on “the transformation of Hong Kong and Macao science and technology in Nansha and its application in the Bay Area” is to be built.
iPARK Guangdong-Hong Kong Cloud Valley Project will create a green and healthy park through sustainable planning and design
- Desirable for Business: Respecting the surrounding ecological environment, and in conjunction with the university view corridor, the project has planned open spaces such as vibrant plazas, commercial and recreational streets, and garden-style office clusters, providing healthy and energetic activity venues for our customers and neighboring communities.
- Pedestrian Friendly: A comfortable and convenient walking experience will be created by installing a storm water corridor on the first floor and a walkway system on the second floor to connect the buildings and link up the campus, MTR station and HKUST campus.
- Biodiversity: A central ecological green axis of over 300 meters is created through greening, water systems and walkways, combined with lush native vegetation to improve the park's microclimate and protect biodiversity.
- Green Collaboration: All building roofs take into account green planting conditions, and we will work together with tenants to create roof gardens, establishing a green and natural high-quality office environment.

In order to help the country realize the “30|60” dual-carbon strategic goal, Yuexiu Property is committed to building the project into an industry-university-research innovation park that is green, low-carbon, open and shared, intelligent and efficient, and innovation-driven, based on the design concept of sustainable development. As early as 2022, it completed the carbon mapping of commercial office projects in operation and formed an energy-saving and emission reduction technology system.

Following the principles of green, energy-saving, low-carbon and humancentric design
With the goal of sustainable development, the Yuexiu iPARK Guangdong-Hong Kong Cloud Valley Project plans a spatial layout of “one corridor, two districts and three nodes” according to the local climate characteristics. It has also been designed to comprehensively reduce the building’s energy consumption through 12 special technologies, such as active-passive energy-saving technologies, renewable energy resource utilization, and the application of new product technologies, and achieving an energy-saving rate of 47.7%, a comprehensive energy-saving rate of 100%, a renewable energy utilization rate of 108%, and a final annual building energy consumption level of 34 kW-h/㎡.a.
Passive energy-saving technologies for a naturally green building
- Improvement in glass shading coefficient: The curtain wall adopts double silver low-e hollow argon gas tempered glass, which improves the thermal insulation performance of the building and effectively reduces the loss of indoor cooling and heat during the summer and winter respectively.
- Shape self-shading technology application: According to the sunshine simulation angle, the curtain wall is set up with 800mm wide horizontal external sunshading louvers to reduce the heat load from sunlight and ensure indoor thermal comfort.
- Natural ventilation and lighting design: The curtain wall is equipped with openable windows, hence, as the seasons change, the use of air conditioning can be substituted with natural ventilation, thus reducing power consumption and carbon emissions.
Active energy-saving technology to realize systematic dual control of energy and carbon emissions
- Energy Efficiency Improvement of Air-Conditioning Equipment: The indoor application of a high-comfort, energy-efficient multi-connected air conditioning system, which is 20% more energy-efficient than that used in conventional projects, significantly saves electricity, and creates a pleasant office environment for clients.
- The use of new air heat recovery technology: Full heat recovery fresh air units are used to recover and reuse the cold and heat discharged, achieving a recovery efficiency rate of not less than 70%, and reducing the energy consumption of fresh air.
- Energy efficient lighting design: With the adoption of an intelligent lighting control system, light can be adjusted according to different areas and different usage scenarios, reducing the lighting power density by 30%~50%, promoting intelligent energy use, and creating a comfortable and healthy indoor lighting environment.
- Intelligent monitoring of air quality: With the real-time monitoring of indoor temperature, humidity, PM2.5, carbon dioxide and other environmental indicators via the air quality monitoring system, air conditioners are operated in an energy-efficient manner.
Renewable energy development for energy recycling
- Solar photovoltaic power generation: Horizontal external sunshade photovoltaic aluminum panels are installed on the curtain wall, and the roof is equipped with a 176kW photovoltaic power generation system. This setup can supply up to 190,000kW-h of energy annually, meeting the self-consumption electricity needs of D6#.
- Sponge storage rainwater reuse: According to the sponge city requirements, a rainwater collection system with a storage capacity of 930 cubic meters has been designed. The rainwater will be used for watering the park, ensuring an annual runoff control rate of 86%.
New product technologies for carbon reduction in the construction process
- BIM technology empowerment: Optimize underground garage pipeline arrangement through BIM analysis, reduce material waste, enhance the net height of the space, and provide a good experience for customers.
- Assembly Structure Utilization: The project building uses UHPC cavity prefabricated columns as vertical structures, achieving a prefabrication rate of up to 36%. This system is safe, convenient, and significantly improves on-site construction efficiency.
- Energy management platform assistance: Based on the digital, energy-saving and visualized intelligent energy management platform, it provides comprehensive display and control of energy efficiency in the construction process and provides technical support for green construction.

Yuexiu Property was also invited to participate in the compilation of several related standards, including the Evaluation Standard for Zero-Carbon Office Buildings, the Carbon Emission Accounting Standard for Office Buildings, the Evaluation Standard for Comprehensive Service Capability of Building Mechanical and Electrical Adaptation, the Evaluation Standard for Low-Carbon Retrofitting of Existing Public Buildings, and the Evaluation Standard for Zero-Carbon Urban Areas. These standards not only reflect Yuexiu Property's expertise and contribution in the field of energy conservation and carbon reduction, but also provide strong support for the industry's continuous innovation in the field of green and low carbon.
