On 27 June 2025, at the 20th China CSR/ESG International Forum (Greater Bay Area Session) held in Guangzhou, the “2025 Golden Bee Greater Bay Area CSR/ESG-China List” and the “2025 Outstanding Responsible Competitiveness Practices in Greater Bay Area” case list were released.Yuexiu Property was on the latter for its “Dual Zero” building practice to meet the “Dual Carbon” target.
Co-hosted by GoldenBee Think Tank and the Guangzhou State-owned Assets Research Institute, the forum brought together representatives of international organisations in the field of global sustainable development, renowned business leaders, experts from authoritative research institutes and other elites. The “2025 Outstanding Responsible Competitiveness Practices in Greater Bay Area” had more than 100 state-owned enterprises and private enterprises submitted their projects for selection and 15 cases were finally deemed worthy of the title by the Golden Bee CSR Expert Committee.
The selected case study of Yuexiu Property - “Dual Zero” Practice to meet the “Dual Carbon” Target - detailed how Yuexiu Property, a comprehensive real estate enterprise and a state-controlled listed company, has actively responded to the call for low-carbon development under the nation’s “Dual Carbon” strategy, setting and disclosing its “Dual Carbon” target, and its pledge of long-term commitment. The company has in place a regular mechanism to keep track of carbon inventories and review carbon targets. In addition, Yuexiu Property is committed to fully promoting application of green building technologies to reduce carbon emissions at the design stage, and during construction and operation. It implemented two zero-carbon and zero-energy “dual-zero” buildings in 2024.

Apart from being the first near-zero pollution finishing pilot project in China, the Yuexiu Property R&D Centre is also the first project in China to obtain all four relevant certifications, namely Zero Carbon Building Certification, Zero-Energy Building Certification, Three-Star Green Building Pre-certification, Healthy Building Gold Certification and Near-Zero Pollution Certification - Gold, in the country. Adopting the principle of “priority for passive design, active optimisation of design, and using renewable energy”, Yuexiu Property's “Dual Zero” Exhibition Hall has developed a “2+3+11” technical system - encompassing “2 pathways + 3 modules + 11 technologies” - to help it achieve the company’s Zero-Energy Building target. The project’s annual operational carbon emissions per unit area is -13.27 kg/CO₂/(m²·a), boasting a carbon reduction rate of 125%, achieving the negative carbon target and fulfilling the requirements for a zero-carbon building.Detailed project descriptions can be found on the project webpage.
02 “Dual Zero” Industrial Park - Yuexiu iPARK Guangdong-Hong Kong Cloud Valley

Yuexiu iPARK Guangdong-Hong Kong Cloud Valley is the first zero-carbon industrial park in Guangzhou and the first in Southern China to receive “Dual Zero” certification. Aiming for sustainable development and planned based on local climate characteristics, the project has with a “one corridor, two zones, and three nodes” layout. Integrating 12 major specialised technologies, including active and passive energy-saving techniques, renewable energy utilisation, and application of new product technologies, the project’s overall building energy consumption was reduced. This results in an energy efficiency rate of 47.7% for the main building, a comprehensive energy efficiency rate of 100%, and a renewable energy utilisation rate of 108%. The two “dual zero” building projects evidence Yuexiu Property having formed its own zero-carbon and low-carbon technology system and put it into practice. It plans to apply those technologies in designing and developing its residential and commercial products to come, with the aim of helping residents and tenants reduce energy costs, presenting them with a healthy and comfortable living environment for living green and low-carbon, and boosting asset worth with sustainability value.
Looking ahead, Yuexiu Property, as a listed platform held by a Guangzhou state-owned enterprise, will uphold its profound sense of responsibility and mission, go deep with practising the concept of sustainable development. Led by the “Dual Zero” strategy, and with support from its well-constructed zero carbon and low carbon technology system, Yuexiu Property will create more zero carbon and zero energy consumption projects, be the forerunner in setting the development trend of green and low carbon buildings in the region and new sustainable development benchmarks for the real estate industry, and together with the society build a green and low carbon future.
