The 2025 International Zero-Carbon Urban and Rural Areas and Zero-Carbon Buildings Conference was held in Beijing between July 23 and 25, with Yuexiu Property invited to participate and present a special report on its two “dual-zero” (zero carbon and zero energy) projects—the Yuexiu Property Research and Development Center and Yuexiu iPARK Guangdong-Hong Kong Cloud Valley – to serve as industry benchmarks for low-carbon development and examples of zero-carbon building practices—which are both zero-carbon and zero-energy projects.
This conference themed “‘Good Housing’ Empowered by ‘Dual-Carbon’ Goals: Green, comfortable living pioneering low-carbon urban renewal” was jointly organized by authoritative institutions including the China Building Energy Efficiency Association and China Real Estate Association It featured cutting-edge low-carbon technologies and solutions from around the world, aiming to promote building carbon neutrality and drive sustainable innovation for the future. Representing the Group, Yuexiu Commercial presented at the “Low-Carbon/Zero-Carbon Office Building Research and Practice” sub-forum a special report titled “Exploration and Practice of Energy Conservation and Carbon Reduction in Commercial Real Estate”, sharing its experiences in carbon reduction across the entire lifecycle of commercial real estate:
- Systematic carbon management: Addressing the “sore spot” of high energy consumption of commercial real estate projects, Yuexiu Commercial has established a closed-loop management system covering the entire energy consumption lifecycle of projects, from research and planning to construction, commissioning, and operation. The system comprehensively addresses energy consumption issues in five key areas: construction management, operational control, design defects, construction quality, and equipment and facilities. Additionally, by establishing a carbon inventory system and conducting more in depth research on the lifecycle of mechanical and electrical equipment, it has been able to achieve systematic management of energy consumption.
- Benchmark Project Practice: As early as 2022, Yuexiu Commercial completed ascertaining the carbon inventory of its commercial office projects, established an energy conservation and emission reduction technology system, which it has actively promoted and applied it in new commercial office projects. In 2024, Yuexiu iPARK Guangdong-Hong Kong Cloud Valley obtained dual certification for zero-carbon building and zero-energy building design and is now striving to obtain operational accreditation.

- Standard-setting leadership: To promote standardization of and provide practical operational reference to the entire industry, Yuexiu Commercial has actively participated in developing industry standards, helping compile multiple industry standard guidelines such as the “Technical Specifications for Low-Carbon Office Buildings” and the “Evaluation Standards for Zero-Carbon Office Buildings.” Drawing on its extensive practical experience and technical expertise in the low-carbon and zero-carbon sectors, the company has contributed commendable strength to shaping industry standards.
- Goal-driven: Yuexiu Property established its “dual carbon” goals in 2022 and reviewed and updated them in 2024. It goals are to reduce carbon emissions per unit area for public construction projects and residential projects by 40% and 19% respectively against 2019 numbers by 2030 , and to achieve carbon neutrality by 2060 or earlier. Yuexiu Property has broken down its “30|60” dual carbon targets for all its business sectors to help each sector more effectively advance energy-saving and carbon-reduction initiatives for different projects.
Yuexiu Property's Zero-Carbon Practice in Commercial Projects — Yuexiu iPARK Guangdong-Hong Kong Cloud Valley
Yuexiu iPARK Guangdong-Hong Kong Cloud Valley Project is in the Qingsheng Plate of Nansha Pioneer Zone in Guangzhou, right opposite to the Guangzhou campus of Hong Kong University of Science and Technology (HKUST). With a total gross floor area of approximately 126,000 square meters, it consists of four product types: corporate buildings, R&D offices, R&D incubation centers, and ancillary commercial facilities. It is intended to be a state-level incubator for HKUST's science and technology projects, as well as a scientific research and innovation center to support “the transformation of Hong Kong and Macao science and technology in Nansha and their application in the Bay Area”.
In December 2024, the project received the Zero Carbon Building Design Certification and Zero Energy Building Design Certification from the China Building Energy Efficiency Association, making it the first industrial park in South China to obtain both Zero Carbon and Zero Energy “Dual Zero” certifications.

With sustainable development as its goal and heeding local climate characteristics, the Yuexiu iPARK Guangdong-Hong Kong Cloud Valley Project features a “one corridor, two districts and three nodes” layout. It has also adopted 12 special technologies such as active-passive energy-saving technologies, renewable energy resource utilization, and the application of new product technologies, to help reduce the building’s energy consumption. , As such, it has achieved an energy-saving rate of 47.7%, a comprehensive energy-saving rate of 100%, a renewable energy utilization rate of 108%, and a final annual building energy consumption level of 34 kW-h/㎡.a.
